OnSite Retail Group of Kenwood in today’s BizCourier: THE retail site source for Greater Cincinnati, Midwestern retail clients and restaurants

OnSite Retail Group in The Cincinnati Business Courier – 1.14.11

The newest player on the Greater Cincinnati retail brokerage scene is actually a collage of veteran professionals, four brokers who have advanced their careers โ€“ and the fortunes of their clients โ€“ utilizing a blend of integrity, connections, expertise and market savvy.

Eric Abroms, Kristine Davidson, Andrew Feinblatt and Scott Saddlemire are the brains behind OnSite Retail Group, which opened its doors late last year.

Each comes into the new venture (www.OnSiteRetailGroup.com) with at least a decade of experience; most recently the principals all held senior level positions at Brandt Retail Group in Cincinnati.

While thereโ€™s nothing new about the work that OnSite Retail Group is executing for clients โ€“ each of the new principalsโ€™ clients followed them to their new company โ€“ the future for OnSiteโ€™s dynamic brand of retail brokerage is virtually exploding with new opportunities.

On the immediate horizon, OnSite Retail Group is:

– Projecting to close annual leasing and sales deals worth an estimated $32 million;
– Launching a development service as a value-added benefit to selective clients;
– Growing via personnel additions, by either experienced vet and/or industry newcomer;
– Working with several new-to-market retailers on market penetration and growth plans.

THE TEAM THAT GREW TOGETHER, STARTS A BUSINESS TOGETHER

In essence, the partners had already coalesced into a vibrant working team in their pre-OnSite employment roles, sharing information, leads, referrals and strategy.

Leaving as a unit โ€“ and emerging with a new business, yet still as a cohesive team โ€“ was a natural evolution.

OnSite Retail Group: Eric Abroms, Kristine Davidson, Scott Saddlemire and Andrew Feinblatt.

โ€œTen years anywhere is a milestone,โ€ said Saddlemire, who teamed-up with Abroms more than a decade ago to join their previous brokerage.

โ€œIโ€™ve had a great career, and Iโ€™ve been exposed to great opportunities and was able to develop key relationships, but I was looking for a new challenge. And I wanted to take on that challenge with these people,โ€ Saddlemire said.

โ€œFirst and foremost, we wanted to control our futures,โ€ said Abroms.

Eric Abroms – Principal/Broker

โ€œAs independent contractors, in our previous capacity, we were able to build our own business and develop our own client relationships,” Abroms said. “But there were career goals that we wanted to accomplish that we just were not able to reach.

โ€œWe decided many years ago, we wanted to accomplish three main goals: The first was to elevate our clientele, to vertically increase the type, quality and quantity of our client base. We have been fortunate enough to have accomplished that, and weโ€™re very happy about that, but we have always wanted to raise it to the next level,โ€ Abroms added.

โ€œSecondly, we wanted to be part of ownership, and finally, we wanted to get a little more into select client-driven development. We are now all owners, and development is a component of our new enterprise.

“Weโ€™re not pursuing development in a huge way, not as a new division, separate company or speculative projects; but we want to be able to do some single-tenant or multi-tenant โ€˜cooperative development,โ€™ work that complements our clientsโ€™ growth strategies,โ€ Abroms said.

Kristine Davidson – Principal

“Weโ€™ll be able to do more, and offer more, than we have in the past,โ€ Feinblatt added, โ€œThe development opportunities are more of a full-service, value-added accompaniment. โ€œWe are going to be cautious about development, because we have to keep the clientโ€™s best interest first and foremost.

The partners had quietly discussed the possibility of starting their own company for the last twelve months. They crossed a strategic threshold after realizing they didnโ€™t need direction from a single leadership source. โ€œThatโ€™s because each of us, by ourself, was a leader,โ€ Davidson said.

โ€œThe more time passed, we all relied on each other, more than anybody, or anything else. We have always helped each other, no matter what was needed,โ€ Davidson added.

โ€œOnce we saw that, it really sunk in: no matter what we do, weโ€™re going to do it together. Then it just became a situation where all of us had to get on the same page together and take the leap.โ€

THE VOICE OF THE CLIENT: TJX, DOLLAR TREE AND DEAL$

โ€œI have worked with Eric and Scott for six years, and they have provided me with excellent service. Their market knowledge and negotiating skills are, in my opinion, unmatched in the region,โ€ said Mark Hernon, Regional Real Estate Director with The TJX Companies Inc. โ€œThey are the best. That is why I work with them.โ€

Kristine has worked on the Dollar Tree account for more than five years, and I have been extremely impressed with her market knowledge, negotiating capabilities and the ability to get the job done,” said Lori Teeter, Real Estate Manager with Dollar Tree Stores Inc.

Andrew Feinblatt – Principal

Kristine has been instrumental in the growth and success of the Dollar Tree and Deal$ stores in Southern Ohio. We at Dollar Tree would strongly recommend her, and the OnSite Retail Group, to anyone looking for a professional team to help with their real estate needs,” Teeter added.

OnSite proudly boasts almost 50 clients in its portfolio, including such well-known brands as Huntington Bank, Dollar Tree, Aldi, Verizon, L.A. Fitness, T.J. Maxx, Qdoba Mexican Grill, Buffalo Wild Wings and GameStop.

The company is currently representing several clients that will be new to the region and actively working to attract others. Additional growth will emanate from key personnel hirings, whether itโ€™s an experienced power player or a newcomer to the industry.
